Water Storage Tanks And Septic Systems: What Every Koh Samui Villa Actually Needs

A couple building in Maenam called the office in March, annoyed. Their new villa had been finished for six weeks, mains water pressure had dropped to nothing for three days running, and the plumber they’d hired for the original build wasn’t answering. Nobody had told them dry season does this. Nobody had sized a tank big enough to ride it out either, because nobody had asked.

This comes up more than people expect. Buyers spend months on floor plans, tile samples and villa layouts, and almost no time on the two systems that actually determine whether the place is livable in April: where the water comes from when the mains can’t be trusted, and where the waste goes when there’s no island-wide sewer to take it away. Get these wrong and you’re not looking at an inconvenience. You’re looking at a villa you can’t comfortably live in for parts of the year.

Why Koh Samui Villas Can’t Rely On Mains Water And Sewer Alone

Koh Samui’s municipal water network has expanded a lot over the past decade, but it still isn’t uniform across the island, and pressure and supply both dip during the dry months, roughly February through April, when demand climbs and reservoir levels drop. Some plots get this worse than others depending on elevation and how far they sit from the nearest pumping station. Hillside plots in particular can lose pressure long before anyone lower down notices a thing.

Sewage is the other half. There’s no single treatment network covering the island, so almost every villa runs its own septic system. That’s normal here and not something to be alarmed about, but it does mean the system has to be sized and sited properly from day one. A septic system designed for a two-bedroom guest cottage and then quietly reused for a five-bedroom family villa is one of the more common problems we get called out to fix after the fact.

Sizing A Water Storage Tank That Actually Gets You Through Dry Season

The rule of thumb we work to is a minimum of two to three days of full household consumption held in storage, and we’d rather push toward five days on anything with a pool or extensive garden irrigation. For a typical four-bedroom villa with a family and occasional guests, that usually means a 2,000 to 3,000 litre tank as a baseline, and we’ve specified 5,000 litre and larger setups on properties with heavier irrigation demands or larger guest counts.

Concrete underground tanks and above-ground plastic tanks both have a place. Underground concrete costs more up front and needs proper waterproofing and access points built in at construction stage, not retrofitted, but it keeps water cooler and out of the way visually. Plastic tanks are cheaper and faster to install, and they’re the more sensible option on tight sites or where budget is the deciding factor. Either way, the tank needs to sit on the supply side of your pump system so a mains outage doesn’t leave you high and dry the moment pressure drops.

One thing we push back on: don’t undersize the tank to save on a modest cost difference at build stage. Going from a 1,000 litre tank to a 3,000 litre tank is a small fraction of an overall villa budget. Finding out you guessed wrong in the middle of April is not.

Wells And Boreholes: When They Make Sense And When They Don’t

Some plots, particularly further from developed areas, still rely partly or fully on a private well or borehole rather than the municipal supply. Done properly, this can be a genuinely good solution. Done badly, it’s an expensive hole in the ground that gives you water nobody should be drinking.

Groundwater quality on Samui varies a lot by location, and salinity is a real issue close to the coast, where seawater intrusion can make a well only useful for irrigation rather than household supply. Any well needs to be tested before you rely on it, not after, and most household use will still want filtration and treatment even if the water tests clean. We generally recommend a well as a supplementary source that feeds your storage tank rather than as a sole supply piped directly into the house. That gives you buffering capacity and one less point of failure if the pump or the well itself has an off day.

Septic Systems: Getting The Soakaway Right The First Time

A septic tank on its own only does half the job. The tank separates solids from liquid waste, but it’s the soakaway, or drainage field, that actually disperses the treated liquid safely into the ground. Get the soakaway wrong, undersized, badly located, or built on ground that doesn’t drain, and you’ll know about it within a year through smells, slow drains or standing water in the garden that shouldn’t be there.

For a typical four to five bedroom villa, we’re generally looking at a septic tank in the 2,000 to 3,000 litre range with a properly sized soakaway calculated against local soil percolation, not a generic number pulled off a spec sheet. Sloped and rocky plots, which describes a meaningful share of Samui’s more scenic sites, often need a modified design or a pumped system to get the drainage field somewhere the ground can actually absorb it. This is exactly the kind of site-specific engineering that should get worked out during structural design, alongside the foundation and drainage planning, rather than bolted on once the villa shell is already up.

Where This Fits Into Your Build Timeline And Budget

Both systems need deciding early, ideally at the same stage you’re finalising villa construction plans, not once the walls are up. Tank pits, pipe runs and septic locations all involve groundworks that are far cheaper to get right the first time than to dig up and correct later. Budget-wise, a decent water storage and septic setup for a mid-range villa typically adds somewhere in the region of 150,000 to 400,000 baht to a build, depending on tank size, ground conditions and whether a well needs drilling. That’s a real number, but it’s a fraction of what a dry-season water crisis or a failed soakaway costs you in remedial work and lost enjoyment of the property later.

Getting It Right From The Start

None of this is complicated engineering. It’s just easy to skip when everyone’s excited about kitchen finishes and pool tiles and nobody’s asked the boring question about where the water comes from in April or where the waste actually goes.
